Lake Stevens is built around Snohomish County’s largest natural lake, roughly 1,000 acres of water, and it’s grown fast in every direction around it. From older lakeside lots to the newer neighborhoods along the 20th Street SE corridor and Cavalero Hill, Reach Dirt Works handles the dirt work Lake Stevens homeowners and builders need. We’re just a few miles away in Snohomish.
What Makes Lake Stevens Different
Hillside lots. Many Lake Stevens lots are sloped, especially on the hills around the lake. That means retaining walls, terraced yards and careful grading. Remember that walls over 4 feet total (including the buried part), or walls holding back a surcharge, need a building permit and engineered plans.
Lakeside work. Lots near the shoreline can involve shoreline and critical-area rules, and erosion control matters even more when runoff heads straight to the lake. We keep work within approved limits and keep sediment on site.
A fast-growing city. The city annexed the roughly 850-acre 20th Street SE corridor at the end of 2009. Growth there and around Frontier Village has brought new subdivisions, infill homes and teardowns, along with site prep and demolition work.
Who Issues Permits
- Inside Lake Stevens city limits: the City of Lake Stevens Permit Center takes building, demolition and land use permits online through its Citizen Connect portal. For demolition, the city asks for an asbestos survey, a Puget Sound Clean Air Agency notification and septic abandonment details.
- Outside city limits: unincorporated land around the city falls under Snohomish County PDS for clearing and grading, building and driveway access permits.

Drainage on Lake Stevens Slopes
Hillside yards here collect runoff from above. On glacial till soils, it won’t soak in; it runs along the hardpan and comes out wherever it can. Good grading and drainage behind walls and around foundations is what keeps a Lake Stevens yard usable through winter.
