Everett is Snohomish County’s largest city: an established, mostly built-out place where dirt work usually means redevelopment, not raw land. Older homes come down for new ones, steep lots get terraced, and yards built decades ago need drainage brought up to date. Reach Dirt Works handles residential and light commercial excavation in Everett from our base in nearby Snohomish.
Everett Projects Are Different
Infill and teardowns. In established neighborhoods like Riverside, Lowell and View Ridge–Madison, a lot of our work is demolition of older houses and garages, followed by site prep for a replacement home, duplex or ADU. Expect tight access, close neighbors and the need to protect adjacent properties.
Hills and bluffs. Everett has steep terrain: the bluffs above the waterfront and the hillsides around Valley View and Lowell. Terraced yards and retaining walls are common, and engineered walls are often needed.
Suburban south end. Around Silver Lake and the south end, newer subdivisions and larger lots mean grading, yard leveling and drainage fixes.
Light commercial. Small commercial pads, parking lot grading and building removal for redevelopment.
Drainage in older yards. Many Everett yards were graded long before today’s stormwater standards. Regrading, French drains and footing drains move water away from foundations, and dense glacial till soils mean water won’t simply soak in.
Who Issues Permits
Nearly all of our Everett work is inside city limits, so the City of Everett is the permitting authority:
- Building, demolition and site work permits are applied for through the city’s eTRAKiT online permit portal (Permit Services: 425-257-8810, PermitServices@everettwa.gov).
- The city posts current land use applications and a development map on its Land Use Projects & Developments page.
- For any demolition, Puget Sound Clean Air Agency requires an asbestos survey and a demolition notification (for structures with more than 120 sq ft of roof area) with a 10-day waiting period. That’s in addition to the city permit.
Properties just outside the city limits in unincorporated Snohomish County are permitted through Snohomish County PDS.
