Snohomish is home for us. Reach Dirt Works is a family-owned excavation contractor based right here. From in-town lots to rural acreage out toward Machias and Cathcart, we know how the ground behaves around here.
Snohomish Is Two Kinds of Work
In town. The city’s Historic District covers 26 blocks on the north bank of the Snohomish River. The Pilchuck River forms the city’s eastern edge and meets the Snohomish just southeast of town. Older in-town lots mean tight access, replacement homes, garages and ADUs, and yards that need regrading for drainage. Low-lying areas near the river sit in the mapped 100-year floodplain, which affects what can be built and how.
Outside town. Most of the country around Snohomish is unincorporated: Machias, Cathcart, Clearview, Maltby and the hills in between. That’s where we do a lot of land clearing, new gravel driveways, building pads for homes and shops, and pasture leveling.
Who Issues Permits Here
- Inside city limits: the City of Snohomish Planning & Development Services handles building, land use and engineering permits through its Self-Service Permit Portal (permits@snohomishwa.gov, 360-282-3156). Work in the Historic District can involve extra design review.
- Outside city limits: Snohomish County Planning & Development Services issues clearing and grading (LDA), demolition, building and driveway access permits. Flood hazard permits also go through the county in mapped floodplains.
Not sure which side of the line you’re on? Your property tax statement or the county’s map portal will tell you.

Local Know-How
Uplands around Snohomish commonly sit on dense glacial till (“hardpan”), so water perches on top in winter. Down in the valley, it’s river soils and high groundwater. Either way, drainage is part of almost every job we do here. We also plan around the county’s October 1 – April 30 wet-season limits on land disturbance.
What our Snohomish clients say: “I hired Reach Dirt Works to level my backyard that had a 6′ high section. They did an excellent job and the yard turned out excellent!” (Ethan H., Snohomish)
